The 22@ district will close the year with 80,000 m² contracted, marking the second-best performance in the last five years. This indicates that the 22@ district will continue to grow and maintain its position as one of the most technological areas in the world.
By September, 67,000 m² had been leased in the district—double the amount leased the previous year, accounting for nearly 31% of the city’s total, and 250% more than the contracted areas during the same period last year. According to the consultancy firm CBRE, this growth is part of the recovery driven by the Glòries area in Barcelona.
Leader in Europe

Overall, the city’s office vacancy rate reached 14.4% by the end of the third quarter. Considering this figure along with the take-up rate relative to its size, Barcelona ranks as the fourth European city with the highest absorption capacity, at 4.6%, behind London (6.9%), Warsaw (6.3%), and Budapest (6.2%).
This percentage is unsurprising given the large number of investors that consider Barcelona a top business destination, not just for technology, but also for sectors like science, marketing, and education.
